1. Access to the Service Platform
Open the official website of the Housing and Construction Bureau of Shenzhen Municipality (http://zjj.sz.gov.cn/) and follow the instructions: “首页” > “住房保障服务” > “住房保障个人服务窗口”> “其他”> “深圳住房租赁监管服务平台.”
Search the WeChat public account “深圳市住房和建设局” and follow the instructions: “业务办理”-”住房”-”住房租赁”-”房屋租赁合同登记备案” to apply for the registration and filing of the housing rental contract.
When using the Shenzhen Housing Rental Supervision Service Platform for the first time, you are required to register or directly log in your account of the Guangdong Province Unified Identity Authentication Platform.
To access the platform, you are required to:
1. Select “注册”
2. Enter the mobile phone number
3. Select the user agreement
4. Obtain the SMS verification code,
5. Enter the verification code
6. Registration completed

Available for individual users and legal persons. The system currently supports CA certificates of Guangdong, Shenzhen, NET, Beijing and HNCA, which requires the CA assistant.
④ Net Banking Certificate
Available for individual users and legal persons
⑤ Electronic Business License
Available for legal persons. If haven’t obtained the electronic business license, you need to scan the QR code to obtain the license.
⑥ Electronic Social Security Card
Only available for individual users.
⑦ Login with the National Administration Service Platform account
Available for individual users and legal persons.
After login, users can use all rental services and public services available on the platform.
1. Rental service.
The platform subdivides houses and users can view houses based on actual needs.
On the house list page, the platform provides a variety of quick sorting options, including geographical location (administrative district and metro), apartment type, rental amount, room type, area, and orientation, for users to quickly find a satisfactory house.
After finding a satisfactory house, users can add the house to favorites, call the owner, make an appointment online for inspection, and sign a contract online. (Note: Some houses do not support the online contract signing function.)
When using the online contract signing function, users can pay the deposit and rent online to complete the house delivery on the platform.
2. Posting house information
To post house information, users should select the “房屋出租” button and then fill in the “房屋信息” and “租赁信息” according to instructions. After the information is submitted, it takes one to three working days for review. After review, the house information is displayed on the platform for rental.
Users can also use convenient public services on the platform, such as online withdrawal of public reserve funds, application for the residence permit, residence registration, points-based enrollment, points-based application for household registration, and social security. For specific operating instructions, select the corresponding buttons.
4.Filing of online housing rental contract
To register a housing rental contract, the user should select “网签备案”, and then fill in the “网签合同” and “租赁备案” sections according to the instructions. After submission, it takes one to three workdays for the department to review. After approval, a house rental registration certificate will be issued.
5. Enterprises’ filing inquiry
To inquire about the registration of housing rental enterprises in Shenzhen, users can select the “备案企业” to obtain related information.
